The toilet constantly tired to keep refilling itself which also caused our water bill to be much higher than it should have been (one still isn't fixed its been a month)6.
The kitchen sink garbage disposal didn't work (took a month to fix)4. None of the outlets in one of the bed rooms were three prong. On day one, my apt had cobwebs, bugs, thick coats of dust, etc. My upstairs neighbor snores and it's almost like they are in bed with me. This place is not worth it just to say you're in royal oak.

You can walk and bike and it's great for young professionals. When the pipes froze and our building lost water, maintenance entered my apartment without notice which was scary. Time for another maintenance request, which they'll probably respond to after I move out.- The fitness center is just two treadmills, a bike, and an elliptical, which are all always being used when you want to use them.- The walls are so thin that I hear my neighbor snoring every night.When you tour the place, they'll take you through the clubhouse and their model unit and everything will look very nice. Maintenance came out a second time and the issue was finally resolved after over two weeks.The following month we had a bug infestation (earwig) for 19 days before the issue was resolved.
Their phone is on vibrate but i hear it every day. I can not believe how this company is still in business with the way they treat their tenants. While Royal Oak is a suburb of Detroit, it also has its own downtown area containing over 70 restaurants in addition to retail shops and nightlife venues.
Management is incompetent, parking is horrible, and maintenance is nonexistent.
The broken stair referenced has also been fully repaired.
